Stucco repair in Tampa is the crack work that happens before a coating goes on a cement wall. Hairline cracks under 1/16 inch are sealed with exterior acrylic caulk. Cracks from 1/16 inch up to 1/4 inch are filled with elastomeric patching compound and tooled flush with the texture. Cracks wider than 1/4 inch, or any crack that opens because the foundation is moving, stop the paint. Those go to a stucco specialist first.
Westchase Painting Company does this repair on houses in Westchase, Carrollwood, Citrus Park, South Tampa, Lutz, Odessa, and Wesley Chapel. A full repaint, including the elastomeric coating for a wall that already has a hairline pattern, stays on stucco painting in Tampa.
Why Stucco Cracks in Tampa
Stucco is a porous cement finish. It takes on water and gives it back. In Tampa Bay the average relative humidity sits around 74%, so the wall is cycling moisture for most of the year. Sun makes it worse. A south or west wall in direct sun can pass 150°F at midday. An afternoon storm can drop that surface 30 to 40 degrees in minutes. The contraction opens hairline cracks, and those cracks spread.
Three other marks show up on the same walks:
- Window corners. The crack starts at the corner of the opening and runs out into the field of the wall. That is the usual place a hairline becomes a moderate crack.
- Mildew on the shade side. North walls and the band under the eaves grow mildew and algae. A patch over live mildew fails. The wash and the mildew treatment come before the fill.
- Efflorescence. White mineral dust on the surface means water is moving through the stucco and leaving salts behind. Sprinkler overspray and poor drainage do this on Tampa houses. The salts have to come off before a patch or a coating will hold.
How Cracks Are Sorted on the Walk-Through
Before a washer touches the wall, the crew walks the exterior with the owner and marks every crack. Width decides the material:
- Hairline, under 1/16 inch. Flexible, paintable acrylic caulk rated for exterior masonry.
- Moderate, 1/16 inch to 1/4 inch. Elastomeric patching compound, tooled flush.
- Structural, over 1/4 inch, or a crack that keeps opening. A stucco specialist repairs that section. It is quoted on its own. Paint waits.
That mark sets the materials, the days, and the line for crack repair on the estimate. Preparation is about 60% of the labor on a stucco job. Rushing the fill is the usual reason a coating fails early in Florida.

Hairline Crack Repair
A hairline under 1/16 inch gets acrylic caulk made for masonry. The bead is tooled into the crack so it does not sit proud of the texture. After it cures, the coating can go over it. On a wall that already has a network of these lines, the topcoat is often an elastomeric. That film builds to 10 to 20 mils, about three to four times a standard acrylic, and it can stretch up to 300% so the next thermal cycle does not split the coating over the same hairline.
A wall in good shape with only a few hairlines can take a 100% acrylic latex with UV inhibitors and a mildewcide, two coats. Sherwin-Williams SuperPaint Exterior and Duration are the products used on that scope. The elastomeric is the step up when the crack history is long or the house is over 15 years old. It runs about 30 to 40% more than standard acrylic and can push the repaint cycle toward 8 to 10 years on a wall that was prepped.
Moderate Crack Repair
A crack from 1/16 inch to 1/4 inch gets elastomeric patching compound, not a smear of painter's caulk. The compound is knifed into the crack and tooled flush with the stucco around it. Where the finish can be copied, the texture is matched so the patch disappears under the coating. Smooth Santa Barbara, lace or skip-trowel, dash, and sand finishes each take a different tool. A flat patch on a dash wall shows up in raking light even after two coats.
In Westchase subdivisions the HOA looks at the wall. An invisible patch is part of the repair, not a favor. Large brush-out samples still belong on the color consultation if the owner is changing color, and the architectural review wants those samples two to three weeks before the start date.
When a Stucco Specialist Comes First
A crack wider than 1/4 inch, a crack that has opened again after an old patch, or a stair-step pattern that tracks with the foundation is outside a paint repair. The specialist rebuilds that section. The painting crew identifies it on the estimate and quotes it separately. Coating goes on after that work has cured.
A new stucco system, a tear-off, or a rebuilt wall is that same trade. This crew patches and coats the stucco that is already on the house.
Wash, Dry Time, and Primer After the Patch
The wall is washed at 2,500 to 3,000 PSI with a 25-degree tip, held 12 to 18 inches off the surface. Heavy mildew, common on north walls and under eaves, gets a sodium hypochlorite solution diluted to about 3% and a 10 to 15 minute dwell before the wash. The wash kills the growth. A rinse alone leaves it in the pores.
Dry time is 24 hours minimum. Shade and a rainy week push that to 48 hours. Paint on stucco with moisture over about 15% blisters. A moisture meter checks the wall before the first coat, especially on the shaded side in summer.
Bare patch is alkaline, around pH 12 to 13. A standard topcoat on that patch burns through: the color dies and the film lets go at that spot. Those spots get an alkali-resistant masonry primer. The same primer goes on heavy chalk and on a large color change. Then two full coats. One coat does not build a film that holds up to Tampa UV.
How Repair Fits a Stucco Repaint
On a single-story house of about 1,500 to 2,500 square feet, the usual schedule is 3 to 5 working days. Day one is the wash and the dry. Day two is prep and crack repair. The next two or three days are primer, where it is needed, and two coats. A two-story house or a wall with a lot of moderate cracks runs 5 to 7 days.
Stucco painting in Tampa Bay typically runs $3,500 to $8,000 for a single-story house and $6,000 to $14,000 for a two-story house. Square footage, the amount of crack repair, the number of colors, and an elastomeric coating are what move a house inside that range. Those are market ranges, not a bid. Structural cracks are a separate line. The itemized repaint list, including the wash, the crack repair, the mask, the primer, and two coats, is on the stucco painting page.
The Stucco Repair Estimate
- A walk of the exterior with every crack marked by width
- Hairline and moderate crack repair, with texture matched where the finish allows
- A separate quote if a crack is structural
- Pressure wash and mildew treatment before the fill
- Alkali-resistant primer on bare patch, heavy chalk, or a large color change
- Two coats when the repair is part of a repaint
